There is a difference in the hit someone's credit takes if they are behind in payments or they are in foreclosure so offering to buy the property before it goes into foreclosure does help the owner to some degree and it is not claiming to help them stay in the house. 

I'm an engineer by degree so a methodological, data driven approach was important to me.  

Although I have plenty of carry-over depreciation for now, if I decide to slow down in the future, it will help offset my taxes to a significant degree.

All my learning from youtube university and reading books are good, but not as efficient as if I just go ahead and do some deals.
