I'm located in Montgomery County, MD and was looking to find a reliable, trustworthy contractor in the area. 

You need to check all numbers against your own calculator (like you mentioned about J's suggestions: with your own estimate methods, or inspector/trust worthy contractor if you're brand new in this). 

My belief is that trustworthy and great Property managers are worth their weight in gold and should be given more business.

I work with many investors that have broke through the "fear" and are effectively expanding their portfolios outside of their scope using trustworthy and credible advisors (appraisers, realtors, property management cos., etc.).

You have to make sure the underlying business makes sense, has trustworthy management, and you purchase the companies at a significant discount that you have a good margin of safety.
