I understand it's a long term game.

REI is usually a long game in regards to building wealth.

There are a lot of owners that have great purchase prices and 3 to 4% Interest rates that bought 5, 10 or more years ago.If you want to jump into the STR market game now in competitive markets you better run your numbers conservatively and you need an appealing location and property to be competitive.

Hell when you pull back the curtain most people would be shocked to realize that all those prim and proper super nice 50 year old lady Realtors that seem so nice; those ladies are some of the most cut throat sharks in the game.

If you are going to do a game room and want it to move the needle then you need to really do it.  

It's accelerated a lot from there but real estate is and always will be a long-game. 

Horrible idea for many reasons...1) Without a decent down payment ~20%, it's very unlikely you'll cashflow after all expenses 2) Sounds like this would be a highly leveraged property - high leverage when rates are high is a dangerous game to play.

In one case I game them a percentage based rent for a year as well (covid), then reverted back to the fixed lease afterwards. 

The barrier to entry in the real estate game is scary to "us" that have not jumped the barrier that programs like this one are very intriguing and attractive.
