I have had no issues finding renters for our units and have have minimal turnover.

While they may or may not be professionally managed, Class C properties will have some deferred maintenance issues and need renovations and upgrades.

Bob - I have five occupied padsplits under contract right now with Fernando Corona and have closed several with him this year.Normal DSCR brokers have issues getting this through underwriting - it's important to work with a broker / lender that fully understands how to get these to CTC.I'll PM you

If you are new to the business the most common issue is you're either locking up deals too high or you aren't finding attractive deals.

The only issue appears to be the missing breakers and it being turned off by the bank.

Also, if it's Lennar, be prepared for problems, insulation issues and therefore paper thin walls. 

We also require that we be added to the contractor's insurance as Additionally Insured, so we're covered if they cause damage or liability issue.3) If the property is occupied:- One of our people MUST accompany their person (and we charge for this). --- We were sued many years ago, along with the owner, because tenant claimed owner's contractor sexually assaulted them!

I would suggest doing these separately however since you will run into issues with a partial release clause on a blanket loan.

But I am running into issues on the cash out refi side.
