For new listings, allow a one night booking, but do not do Instant Book. 

Hopefully their deposit is higher than the damage, but if not, you can document everything and try small claims court, but honestly it is not worth your time as you are unlikely to see the money if you win.

And I genuinely believe there can be such a thing as win-win.  

A clear, defined exit plan prior to purchase that assumes flat or negative appreciation over time.In summary, not saying investing in D-class is a no-win scenario, just that there is a certain type of street-smart, though as nails investor/PM that can handle this.

Agree with @Marcus Auerbach...many of the folks you are hoping to win over here own 7 figures worth of real estate.

Stupid loses more than smart wins. 

If everyone else's STR team around you does win and your team of STRs still fail to perform then the issue could be the manager/coach (you).
