.- You may be charged back for something that was done months ago (that will catch you completely by surprise when you have no money left at the end of the month and may even owe them);- They also advertise vacant units on rental platforms with weird fees (which you'll find out later when looking for your unit's ad online).

A good GC should catch that in the planning stages or at least right at the beginning of the build if you didn't bring them early enough.

The highest performing short-term rentals have a design eye, their photographs weren't shot by an amateur's iPhone, and they offer more than one extra that others aren't (hot tub, sauna, views...).Create a differntiated Airbnb, and you'll outperform others ... be that first page or second or third.

In my eyes, this project is as risky as it gets, even though the borrower was also a real estate agent that was waiving the listing side of the commission.

You need to do cost segregation on all 3 properties and then find an accountant who knows how to do the catch-up. 

I am happy to review actual performance for any listing that catches your eye.

Until builders can catch up and create millions of homes, I think we will continue to see huge increases in sales prices, however, the lack of sellers means numbers in terms of how many houses sold will continue to go down driving prices up even higher

In my eyes I should have not been charge an NSF charge because they did receive funds from me.As of today 10/1/24 I have yet to actually receive that bank transfer.
