Unless you find an attorney that exclusively practices in this area, they won't have that level of knowledge.  

For example, I mention that every adult must pay a $30 application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.

I'm a veteran also and co-host a small monthly networking meetup exclusively for veterans. 

I'm not confident that a seller financing offer will be accepted enough to be really understood without some preparation. 

I deal almost exclusively in commercial property, and in the few occasions I’ve done residential deals they’ve been with investors.  

It will either guide many to check the stats for themselves or to accept the overarching idea.

@Chris Seveney Thank you for your comment, the Seller offered cash for keys (don't know the amount) but the tenant hasn't been willing to accept anything.

Hi Justin, Since it looks like this property, as mentioned above, is exclusively an investment, what did you have in mind from a business plan standpoint?

He hustles off market listings and brings it right to me and then I get an exclusive property to show. 

That being said ( and I will be interested to hear from some of the larger syndication groups ), I have found larger check writers (family offices hedge funds pref equity groups etc) often want some element of control and higher returns for their investment and so perhaps that is why larger operators accept smaller checks too.
