I'm avoiding those parking problem MF properties on my search.I'd love to see any MF in Cleveland or Akron with double digits NOI....really.Unless you don't count management and maintenance.

But I think it was more timing than the "turnkey investing" that was what drove my double digit returns.Majority of REI investors made money if you invested in 2009-2011 time period.  

We're in the digital age guys) or...you can just find a Real, Straightforward Investor to Mentor you. and if he's ligit and not a greedy crook.

Recently I have found it aggravating to deal with having to meet prospective tenants to hand deliver applications, or dealing with those who don't know how to edit an emailed PDF application and return.

Basically, it's as if she and you are both starting at the beginning of your RE journeys, to find out whether she/you would be better off investing for appreciation (eg. buying property that should be ALREADY worth more than you pay for it, AND it's due to keep going up in value too, but, won't generate much net cash flow), or, buying for cash flow (in areas where appreciation has not happened historically, but are still golden egg locations for double digit net rent returns).

Questions for your Property Manager.1)  Are the pictures professional - Take a look... if they are not shot with a 35 mm, edited and virtually staged... they didn't put a lot of effort in.
