However, land pricing is based on many other factors such as zoning, location, the city its located in can make a big difference if there are certain factors that give developers incentives to build there such as transit, low income, walking distance to rail and other things.

These deals can be found with a little hustle and a with a good team (like you mentioned) can be done from a distance.

By way of example, the local code may require max distance from common stairs or building exits and something as simple as that can really interfere with the layouts you are contemplating in your head. 

I work full time as a VP at an institutional asset management firm and work probably 50+ hours a week, commute 3 hours a day and travel 25-30% for my job.

There are alot of amenities within walking distance and a nice park also less than 10 min walk. 

Given our distance, new construction appears to be a promising option.
