Evicting a tenant in court may be easy paper wise, but given the climate of the public with law enforcement I would imagine that a sheriff wouldn't be in such a rush to physically remove the tenant from your property.  

The crime rate, the cost, the political climate up there has zero appeal to me. with that said, I take the Warren Buffet approach (invest in what you understand) I do not understand the appeal of Chicago.

I don't know what state you are in, but if you are in a heating climate (a colder northern state), this is not unusual.

I have done the cheap option in cold climates.

If you're going to use the Schlage Encode in a coastal climate, add a homemade gasket to inside and outside of lock to prevent condensation that ruins the electronics.
