If it's a 2nd I'd only recommend getting carpet out of Georgia.

Some challenges we have faced are bringing electrical up to code (if you change so much as an outlet or light fixture, it's a requirement in my state) and house settling that makes all flooring except for carpet a challenge (contractors will want to put in all new sub-floor or they can't promise their work will not be without many issues).Hopefully, your foundation is good. 

Looking at the pics on Zillow I see the following:Paint and carpet look new, Carpet looks like lower grade.

Any of these are fine to be laid over a slab.IMHO:  Carpet, laminate and hardwood should not be used in a bathroom.  

If the 3 apartments were empty, I'd want to paint everything, replace probably all of the carpet and floors and the water lines.

I need to do floors and buy at least 1ksqft of Luxury Vinyl Tile and another 1k sqft of Carpet.

Every window is photographed up close to show presence of screen and if there are window dressings or blinds, I take a photo with them open and closed.If there is a problem (scrape on the wall, carpet stain, etc.) then I take a good close-up.

There are a lot of variables to making development projects work out for the best, but it can help you see the bigger vision for a property instead of just carpet and paint.

As the tenants move out, you find a really good project manager or someone that can help you with light rehab some paint and carpet work while you use professionals for the heavy stuff like changing a water heater.
