What i started to do was to tell them upfront that I do not need their bank info if I received copies of their pay stubs. i noticed doing that seemed to calm their worries about ID theft.

yawn...the name calling and finger pointing is getting old....don, jscott has given some great advice. also, please remember that the guy you are working with at the bank is just a middleman. the underwriters are the ones that are picking the loan apart. ask them to be straight up with you and do so calmly. i also find it strange that the appraisal still hasn't been completed.

go above them. there has to be a reason why they are not giving u the letter. it's quite simple, call the branch and ask for the manager. explain what is going on (very nicely and calmly) and get to the bottom of it.
