they are a non accredited pay to play orginization.. while they do some nice meet ups and have basic info.. does not mean that any lender that pays to be a member is a better lender than the thousands of us that are not members..

I am an accidental builder IE lent to builders who went busto and had to take over the projects. that was in 2013 muddled my way through the first 4 projects that I had to take over .. then felt WTF I am putting up all the money basically and taking the lions share of the risk why dont I just try to do it all..

I know how to use the basic features of QBO, as I do my own expense tracking, but my Bookkeeper is needed for the more complex entries (Loans, capital balances, reconciliation, data entry from PM monthly statements.)I spend almost 8k per year in QBO and Bookkeeping costs (Not including my accountant or tax prep.)

That being said, while the intent is that most investors in a 506(b) offering are accredited, the sponsor can accept up to 35 "sophisticated" investors into the offering and still be within the rules.All told, private offerings are 100% a buyer beware investment.

What off-market really means is that the seller refuses to sign an exclusive listing agreement with an agent but tells the agent if they bring them a buyer, they'll payout a commission.
