We use a national supply house for everything and do mostly builder grade with upgrades where they need to be at.

You could also consider a joint venture with someone who has the necessary experience, or see if the builder is willing to act as a guarantor.

Hi @Chen Avnery, I spent years lendinging to commercial borrowers for commercial projects when I worked with banks then I got into funding developers and builders.

I've seen up to 85% LTC for an experienced builder who has done personal projects.

Meaning, I don't have to hire out as much or trust the navigation process of a builder/contractor.
