I obey the law, I treat people honestly and fairly, and I document everything so that bad actors would never be able to prove their case against me. 

Its a big Candy store out there.We're looking for larger cities obviously with ingrowth. 

Would it be Business cards, list of potential projects/properties, your mission statement, cell phone, Candy....?

Candy is dandy, but liquor is quicker.

Mayor Todd Gloria Wednesday signed into law an ordinance capping short-term vacation rentals at 1% of the city’s housing supply and prioritizing “good actors” in a lottery to determine who gets to offer properties for whole-home vacation rentals.The San Diego City Council passed the ordinance 8-1 on April 6.

I suspect my city has mandated this to prevent bad actors from taking advantage of people. 

If someone told you it was rent ready say someone told you it was rent ready etc....as others have said the industry isn't bad, just has bad actors in it, good to see you don't want to be one of those : ) 

I have seen this play many times one sub too deals there are bad actors out there .. they do 10 to 20 of these and its real money.

@Mario AmWell, the sad reality is that the worst actors among the wholesalers have earned themselves a terrible reputation, but the entire community of wholesalers has to pay for it.

It can quite literally be worth a million dollars to you to get great at this skill, so treat it with that appropriate level of care and attention.Imagine being a professional actor, where you are expected to know your lines and say them to your audience when the time comes.
