Be sure I will appreciate your commentsHi Jean,Its great to have an investor from France on the forum.I was also once a foreign investor just like you before I moved to the US 2 years ago.I would strongly suggest that you don't get caught up in calculations of declining populations and crime rates.There are good and bad areas in every city of the US the same as growing and declining populations.Through my experience I have learnt that the most important thing especially when investing from overseas is to have trustworthy people on the ground that will have your best interests at heart.I have probably written the above words in almost every one of my posts lolI like Memphis and both Birmingham.

I just find it absolutely amazing though that people think that by simply interviewing someone over the phone, and having them answer a few questions over the phone sight unseen, makes them trustworthy.

I think something got wet and needs a service call.The question now is, how strong an effort should I make to get the hot water heater lit for a tenant that has been dishonest and deliberately not paying me rent.She was served her Notice to Terminate today and she claims she will be out June 30 as instructed, but they are not trust worthy tenants.My first instinct is to try to get some money from them, at least to cover the cost of the service call, but perhaps there are better suggestions.
