I'm looking for any and all advice, successes, failures, any information to help me tackle this project!

I could make it work, but it's going to be a slow grind.There's a few people on here who keep spamming the marketplace with Ohio properties.  

Now that my divorce is a couple years behind me,  I'm wanting to be more serious about tackling this beast and really get involved. 

Piggy-backing on what Russell said, there are also sub teams within KW and L&F that you could consider - they often tackle transactions as a team so you can learn and have a team to lean on as a part-timer. 

Try it again, but go a little bigger, do it again and again.Now you are ready to tackle something BIG and you have some money in your pocket also when things go wrong.Finding a property that is truly a DEAL is really the hard part.

Consider tackling real estate full time.

I just want to get more landlord experience under my belt before I tackle some.

Some of the other projects i have tackled include: roofing repair, gutter replacement, deck building, window replacement, drywall refinishing, electrical work, hardwood flooring, wall and floor tile and cabinet refinishing. 

there are a few issues in Lease to Own as you described @Curt Smith that you need to tackle to help the seller and the buyer receive a good transaction1.
