After 45 years investing across many asset classes, many investment types, and everything from lowest risk to outright gambles, I think I finally know the answer.The biggest divide is between investments in which operational control over that investment is with the investor, and investments in which control rests with another party.  

Most my clients tend to be out of state, high income individuals that are looking for a great return and not looking to spend 200 hrs on the project themselves.  

Not spending money.  

But if they spend more than 5 minutes looking at the SB rental market, they will likely see that they are in a great situation and won’t fight too hard.   

Personal background: Married with no kids, 100% debt free, live a rather tame lifestyle and don't spend large amounts of money, two newer vehicles (2020 & 2024) so no vehicle purchases expected for the next 10 years.

At the time my only issue was their loans appear to be backed by wall st.. so the closing docs were enough to kill not one but two trees and took way more time to sign the  whole package then I like to spend signing closing docs :)  But thier fee's and rates are hard to beat. 

Spend 4 years learning/mastering direct-to-seller marketing.

It’s safer, and honestly you aren’t spending it, you’re moving it from one asset class to another.

Plus, Zillow, Rentler and the other real estate platforms tend to have all sorts of unnecessary hoops to jump through for landlords, and I find a lot of their design very un-intuitive (I remember spending waaayyy too much time just trying to figure out simple things in Rentler).  ...why can't they make it easier?
