If I do put down an EM and don't have a buyer within time, is it possible to retrieve it or is it lost?

@Ivy WangSure, but if I terminated my license and called the fee a consulting fee, the I'd be able to retrieve the money free and clear without a split. 

Or, did you have to answer the phone and talk to the tenant about the issue, go to the store to buy the part (or at very least retrieve it from your garage), drive to the property to install it, drive home, etc?
