The only thing in that county is that I pay a higher property tax rate as an investor vs. a homeowner. 

Once the work was complete, I refinanced to pay off the hard money loan and held the property as a long-term asset.This duplex also marked the start of my short-term rental journey—we ran our first Airbnb from one of the apartments before scaling to bigger projects.

Tenants can only pay rent if they are employed at similar wages.

Somebody somewhere had to pay for that real estate at some point and has continued to pay for it since.

Keep in mind of the I/O(payments/period) and game plan on how fast you'd like to pay it down. 

Each former member is then free to either do a 1031 on their % interest or take the cash and pay the tax.The opposite manuever was more common until around 15 years ago. 

It’s paid off, I would “like” to leave it that way & maximize the cash flow while paying down the heloc between the rental & other income.
