When you stay in a hotel you're probably occupying less than 200 square feet of space with a single bathroom, the hotel has a full-time cleaning and service staff and there are virtually no food facilities to speak of - no dishwasher, refrigerator, stove, oven or microwave.

The oven needs to be replaced now because it doesn’t work well but the fridge, dishwasher and microwave all work fine.

To meet code you will probably be running new wiring to the stove, dishwasher, microwave, refrigerator, garbage disposal, lights and outlets in the kitchen and to the clothes washer and dryer and water heater.

I found a DCS professional range in like new condition, a GE Advantium high speed above the range convection oven/microwave, Whirlpool Gold dishwasher and fridge all for $1200.

She also got some killer deals on appliances, a free Samsung Convection oven(wifes favorite saying is "free is always in the budget", this probably saved me $500, got a Kenmore microwave for $40, Dishwasher for $125, and a fridge for $300, obviously all used but in great condition.

You will probably add a few breakers as you'll bring it up to code and need seperate breakers for microwave, dishwasher, AC if you have of course etc.

I wish a tenant would want to bring their own fridge, range and microwave.

SECOND- I think 5k-10k more and alot more attention to detail could've gone along way for example, cabinet pulls on kitchen cabinets, installed microwave over range, raising outlet instead of cutting into baseboards (picture 23 on zillow), stainless appliances, staging houseTHIRD- It doesn't seem like homes in this area move quickly at all, so those holding cost should have been factored into your deal.
