At this point in time, I am doing what I can to increase our buying power like finding a higher paying company to work for, and saving more cash etc.

As far as markets, I'm pretty open to C and above but am mostly intrigued by Norwood, Pleasant Ridge, and Madisonville.

I agree, investing here in my backyard is ideal, especially for my first few times because I want to be able to get intimate with the end-to-end process and ideally be close enough to drive to my properties within a short time.

These are really great for going back in time and looking how markets have changed and performed historically.

I think I'm kinda leaning towards FHA at this point in time.

Your final considerations are Credit Cards or a HELOC but do their benefits carefully and pay them off in time. 

I tried to get it assessed before I sold but couldn't get an appointment in time.
