I have listened to many podcasts, networked quite a bit, and read a ton of articles - but at this point I am just overwhelmed/lost with what is the best route to go down today with the way the market is to cash flow because there are so many creative ideas out there.

Is this a novation, sub-to, or some other creative finance deal?

Where can I get creative to find the cash for a down payment that might be out of my price range?

We’d lose about 70k selling at appraisal value, and comps have rent at around $4300 which would be far short of cash flowing after maintenance & management costs.Looking for creative ideas on how to execute this move as painlessly as possible.

The closing cost and associated fees often add up in these transactions.In the examples that I saw … Essentially there may be a mix of private/creative/bank money to get the asset initially.

Fortunately, we were able to creatively utilize a “work around”.  

Am now working with some creative financing to solidify the reserves for my newest purchase.

That is a little harder to get the word out about it but just a creative thought.

Creative financing options like seller financing or lease options can also help bypass traditional credit requirements.
