If I send a LOI (Letter of Intent) do I still need a representative like a RE Broker for residential properties? 

You can't buy rental properties in an LLC unless the LLC has two years of tax returns to show and you can't transfer from personal to an LLC on a residential or the loan could be called.

When one of our properties fell through we determined it may be good to diversify and put the left over funds into NNN as everything else we put into Residential rentals again.

Commercial and residential leases are completely different.

As many of you know, Assembly Bill 968 will take effect on July 1, 2024, mandating flippers of residential properties to disclose recent repairs and renovations if they sell within 18 months of acquisition.

Also those levels of requirements are more common on larger commercial loans, I’m hoping to start in the residential space 4 units or less.
