This community is very vibrant and there's a ton of knowledge floating around. 

Unfortunately I would never be able to walk into a bank and get a loan for such a none habitual property.

Although, I do have some habitual tenants who just like to pay on the 10th..

NJ laws allow you to commence eviction process immediately, without notice UNLESS the tenant has habitually paid late, then 30-days notice is required. 

If you are buying a property listed with an agent, keep in mind you will need to use an agent as well and use the state approved purchase agreement.Chris, are you suggesting that if Carlos found NON-listed properties (in Texas), he wouldn't need to use an Agent (or be one) to habitually advertise them for sale, without paying for them first?...

The truth of the matter is, sometimes people make stupid mistakes, sometimes those mistakes are the result of being habitually irresponsible, other times those mistakes are due to misinformation.  

Though it has seedier areas, it has a very vibrant downtown and tax-free shopping 5 minutes away. 

Forgive me in advance for any typos.Here are the facts I am contract with 10 unit all brick 3 story apt building 5 units are studios and 5 are 1 bedrooms located in one Columbus Ohio most vibrant neighborhoods Victorian Village/Short North area for 599k with 4k closing costs.

It's located in a vibrant "hipster" area relatively close to the beach.I am concerned with the Fed stepping in and potentially taking the property-- but I don't see that happening in the short run or without a way out.
