I am buying a 36 acre tract in Oregon in December for 7.2 million.. this owner probably paid less than 50k for it 40 years ago.. that's where the big money is made and retirement comes from.

Unfortunately during the tract built boom on the 1980s, 90's and even early 2000's San Antonio saw a lot shoddy work, and homes built with poor construction practices and inferior materials. 

I'm betting on STRs in vacation spots with favorable legislation and a tract record of STRs long-term.  

City planning would be the best place to start when considering land deals, especially large tracts.

So someone with a forest zoned tract of land supposedly doesn't realize they are selling land for the value of the timber that is ready to be sold?

Some folks thought they were wise and went inland, where they purchased larger tracts of land hoping they could use the decreased price to boost profits, they too had hopes of development, only to go bankrupt.

I'm about ready to sign a contract with a buyer for the timber on my 200 acre tract.

His method derives profit from the subdivision of land into smaller tracts which command a higher price per acre.

AirBnB’s are more seasonal and closely tracts to the economy which is closer to a change that a typical rental is.
