Our strategy is more focused on finding an existing property with an expansive back yard that has enough land to build.

I'm currently living out of state due to work, but being born and raised in South Austin, I'm interested in the central TX market, particularly the longer term growth/appreciation potential of the smaller communities east of 35 corridor (Lockhart, Elgin, Taylor, Luling, etc.) as I anticipate expansion east over the next 10-20 years.  

Hey just wanted to update this post with some new insights in regards to leads and way more expansion in my experience and newly gained knowledge.I still hold probate leads at the highest pedestal in terms of quality of leads, and if you are marketing and you aren't marketing to these leads, you are wasting marketing.

I’m looking for a place that is at least safe, close to subway/bus station, takes under 40-50min commute to downtown, but not relatively expansive.

Nothing at the moment, just working out the kinks on these units but I’m definitely open for future expansion.

One concept is "expansion teams" - some teams become so succesful in their local market, that they make their backoffice available to agents in other markets.

You need to budget for cap rate expansion, 1 or 2 years of the rent increase, and be realistic on your rent increase.

Floating allows for easier movement with the natural expansion/contraction of wood.
