Thinking I can use the loan for buying other properties.Or is it typically better to just cash flow from the property in its entirety without having to pay a loan. 

The PMI actually lasts for the entirety of the loan (30yrs).

,I’ve never heard of a seller, being entitled to the entirety of a buyer’s down payment.In Oregon, where I am licensed, the earnest money deposit that the buyer provides in the contract is intended to be liquidated damages owed to the seller if the buyer cancels without cause.
