Once I plug in all those numbers, I'm pretty close to breaking even.

If it exists I’d recommend some sort of business degree that has a real estate connection.

I do like the idea of a check and when she pays closing costs ($515) for the title company and I'll pay attorney fees I'll have her write a check and get a copy of it. 

I have not closed on my first deal yet but I am hoping to do so this year. 

Up here in the Reno, NV area we are seeing strong population growth from CA because of tax advantages and a different political climate than CA while still close to friends and family from CA.

During this time I did not have any utilities turned on, and when I called to have the water turned on today, I was told there was a charge of close to $500 as a service fee going back to when I purchased the home in March 2024.
