The most reliable method would be having a contractor walk the property with you if that's an option.

Each market is behaving so differently. 

The biggest problem with fraud is that it brings down new laws on those of us who are behaving ourselves in a reasonable manner.The government never kills a fly with a flyswatter.

If you want a relationship with a part-timer, hire a part-timer and don't complain when he behaves like a part timer.

That's because you must train them to behave in a manner that is acceptible to their landlord.

As others have mentioned it depends on the tenant and how they have behaved.

He claimed that is what they did, and I counter claimed that if it were done properly, we wouldn't be having the discussion.We then started arguing over details over how it was covered and ultimately, he kept trying to shirk responsibility over the stains, saying that they probably came from leaves.
