Once you understand these basic things (a several more) you will be in an educated position to put in credible offers that can turn into successful ventures.

For illustration purposes, it's quite normal to acquire a mix use building consisting of 9 residential units + 1 commercial space for less than a 9 unit multi-family building would trade in the equivalent location because the commercial space is an automatic disqualifier for many investors.

@Joshua Morency I started out by househacking a 3 bedroom rental allowing me to basically live rent free for a few years while I saved up enough money to buy a condo.

Flat fee ranges from $299 to $1999 so there’s a large area in betweenThe very basic is a listing on the local MLS.  

Because most units are rented in the summer anyway, the "median rent" here is basically just a reflection of the rents you can get in the summer, not in the winter (big oops on my part).
