In my state (Texas) it's a pretty straightforward process to set up an LLC, and a lawyer won't add much value besides perhaps peace of mind or, as mentioned above, another layer of anonymity.

Take out the 430k loan with a 450k sale price, put 20k down and hold on to the rest of your cash or better yet put 100k down on the 450k sale price and lower that dti just for peace of mind.

However it is possible that any particular justice of the peace might rule differently and even more possible that a jury in JP court might rule differently unless you have a clause in your lease that says "no jury's" which I highly recommend.
