Of those two, I actually like the first one better because you have a competitive advantage to that market and the amenities you could provide.

I'm not sure why you'd target mobile home parks that's one of the hardest to entitle. if you want a scalable strategy for 10+ years stick to residential horizontal, apartment, etc that is more common for your market. 

The house was on the market for a few weeks, I submitted my offer after the seller reduced the price to $24K.

The rental market demand is still extremely high and there are a lot of value add opportunities, you just have to be willing to put in the work.

I understand it’s a different market but I think $1200 is a pipe dream.

We are in the greater Sacramento area in California. .30 acresDuplex: 1/1 ~700 sqft rents for $1,950 Studio ~400 sqft market rents for 1,700.

Insurance is something you don't need until you need it....In my market the city requires a certain kind of policy in order to have your permit issued. 

FSBO is very possible in hot markets.. if you already have buyers lined up.. in markets that are not hot your going to get deluged by investors looking to low ball..
