As you said it does take more work which I believe I went through pretty well on my post because it is emotionally tolling without a doubt. 

I'm going to reach out to the broker but don't want to sound too much like the noob I am so I'm curious that since these are being sold together, will I have to look at two separate loans/closing cost or is there a way to do a package loan?

I also had two separate licensed plumbers check the plumbing for leaks and there are none.

If the later, then set a timeline for say 5 years (don't care how long) and then sell and go your separate ways.I do have a business partner/friend on the investment side and we have three properties/ten doors together.

This separates just fine, without being bright.

I’m  getting tired of seeing small mom and pop operators believing they can operate through title only and achieve the same separation and  liability protections.

Consider separate entrances, utilities split, and winter leasing strategies.
