The process went like this.1. marketing company in LA had a 1 hour radio show on the Big AM radio station there ever Sat. morning 9 to 10.. it was called the Radio round table and you had Mortgage brokers running it they would then talk about parts of the country were real estate was far cheaper than LA.. this drove hundreds of leads.

There is an avalanche of disinformation going round on SubTo, the vast majority of especially the self-proclaimed "Guru's" of SubTo are with INCORRECT information on it all and selling FALSE promises and pretenses. 

Repairing foundations is a big, big ticket item.  

Then once you have your golden ticket (pre approval letter) from the lender then you can begin looking for homes with a realtor and go shopping.

I am modtly invested in FL which has higher occupancy rates with year round sunshine. 

I'm currently house-hacking for the first time and will be trying for round two come 2025. 

MANY self-managing landlords violate Florida law and don't even realize it... they just get away with it because the tenants don't know. 

Biggest thing to me is why wasn't the first round of capital enough, and why wasn't it brought up to 90% Occupancy ages ago?

Mortgage payment is 867 but I pay 1k a month on that and 500 on utilities so my total burden is 2100 with tax during the seven months it’s a vacation rental it does 3-4k which means that I’m breaking even year round as it is.
