Gold Beach has strict STR rules but outside city limits in the county there is very strong oceanfront value that can get also obtain a vacation rental permit, listings there do typically go pending quite quickly.

With that said, you could at least obtain some "ball park" figures by reaching out to professionals who typically perform/complete routine and major home maintenance.  

Jeffery,  while this is a good list some of it just simply is not possible to obtain or worth the effort. 

"It is not legal to divide an existing dwelling unit into separated living spaces, thereby creating new dwelling units, without first obtaining DOB work permits,"  That would be an illegal conversion and can result in violations and other enforcement actions.
