I plan to hand deliver the 30-day notice to vacate tomorrow 10/18.

For the management portion of collecting rents, posting notices, or getting units leased - this same owner had his son/partner do that portion. 

If you received a variance, once the notice of decision was posted and appeal period ran its course you should have first obtained your zoning permit.

With these prices, it's making finding a cash flowing property after refinance nearly impossible.My question for the group is this: has anyone else noticed and/or struggled with this?

Based on what I've read, written notice has to be provided 48 hours in advance?
