As a rule I generally assume expenses to be 50% of the gross income for my first look evaluation no matter what expenses the seller reports (unless its more than 50%, then I will use their number.)From there you can get into more detail on what type of capital expenditure budget the property might need depending on what physical condition and what strategy might be best.As far as due diligence once the property is under contract, or maybe before in some situations you will need a much more exhaustive list.

Plus, what they probably have is an emotional service animal (helps you mentally) vs a true service support animal (one that has been specifically trained, think seeing eye dog).

I spent a few decades creating my teams.. but 99% of my folks don't have the BP mentality were they are looking for the highest returns and willing to take some risk.. my folks are coupon clippers.. but my folks COC returns will beat most rentals. especially west coast.. but again its completely different asset and people have all sorts of different reasons for investing in certain things..
