No one can 100% answer you what you can do here.The one general question I would give my opinion on is if the resident is responsible to pay for the damages, do no wait to use the security deposit.

I've heard Wolfgang Croskey talk about it as well, as well as some other people in the Residential PM space.Surveys might do the same thing, but I don't know enough about NPS to talk about it.
