I will gently pull out the existing device, and so long as there is not too much wire in there (the prior guy did it right), I will back out the existing screws and use the same strip/bend.

In particular if you added this twist - Use all of your cash from the sale to pay down the primary and then do a no cost HElOC with one of the big banks (I'm doing one with 5/3rd right now and they're paying all closing costs, appraisal and title insurance for a prime float. 

This requires a little tact and diplomacy on the part of your PM, but have they gently asked the tenant if that is the case?

I hope you have better luck than I did, and that maybe some of these problems I had will help you avoid unexpected twists of events. 

My approach has been similar with a small twist.

He's gently trying to steer you right.

Less detail the better...... along the lines of "we have selected another candidate"....not "better....more qualified....... better fit" etc...... don't give them any ammo to twist the words of you decision.I usually tell them I will be making my decision by X date and will contact them to move forward at that time if they are selected.

@Scott Mac  I said pigtailed, but they actually are COALR outlets which I understand are not as good as copalum but better than pigtailing with a twist on connector.
