In my market we are not allowed to charge above market rent for section 8 and why charge below market on a standard lease.

@Shawn Tuma & @Chris KayVery difficult in today's market to cashflow putting 0% down:(5-10 years ago it was possible, but prices have increased faster than rents.Your best bet is to find a property that needs work, but will still pass a VA appraisal/inspection. 

Market rents have been going up a lot faster than 3%.

The more time you get with the expert the faster you can move.

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

Many hospitals have staff in place who are in charge of placing traveling professionals.

I'm concerned that I'd buy a place in the winter, then it would either take a long time to find tenants or I would have to charge significantly less in rent to avoid a long vacancy.
