Take a look at the study from Amsterdam. by Piet Eichholtz Eichholtz_A-long-run-house-price-index.pdf (maastrichtrealestate.com)basically a nearly 400 year study of the prices of the same homes along the best canals in Amsterdam since 1628, and the prices rose at about 2-3% or the historic rate of inflation there, same study has been retroactively and proactively studied in almost all countries on Earth and they all get same answers over long term, (Re rises with inflation rate) Now you can have short term bubbles like now in USA, but they usually deflate like the 22% drop from 1929-1935 or the 34% drop from 2006 to 2012, which many of us benefitted from.

However, you can take some comfort in the fact that home prices are unlikely to decrease due to supply constraints.

If I supplied the cash and sweat equity, how likely is it for an experienced investor sign on for a fee rather than a share of equity?

Our financial and societal systems set us up (essentially for a form of financial slavery) long before I ever incarnated on earth.  

I'm really bullish on Clarksville.It's the 5th biggest city in TN, is continuing to grow, has a decent sized university, and has a steady supply of renters due to to it's proximity to fort Campbell. 

Reno has geographic constraints to building that is squeezing supply driving the appreciation vs Vegas where there is still room to build on flat land.  

On the negative, there is significant competition, proof of funds must be higher, equitable wholesaler closes in the event they cannot find a buyer by close date which requires a supply to significant money. 

.- New supply is expected to moderate, with inventory growth slowing from 5.4% in 2024 to just 0.5% in 2025.While the market faces near-term headwinds from slow economic and population growth, the moderation in new supply and gradual absorption of existing inventory should support improved market fundamentals over the next 2-3 years.
