Like your market, our biggest employers are Walmart, a hospital, and the service industry that supports summer tourism.

Our rental market is driven by the normal need for housing, by the wildfire victims, a local ministry school that doesn't have any housing, traveling medical professionals, Covid refugees (those fleeing larger cities for a smaller one), tourism, and retirees moving here.

There is always demand as the weather and tourism are prime pretty much year round, with peak pricing May-August. are you familiar with the site AirDNA?

I have been researching repositioning hotels with low vacancy to multifamily/STR, but if it's on Oahu I'm sure it will be worth keeping as a hotel for when Ige lifts all these mandates and tourism kicks off again.  

The counties surrounding Disney are heavily reliant on tourism dollars and the tax revenue generated by short-term rentals and so it's unlikely for that business to be shut down from a local government perspective.

Even scarier that it's happening in areas where tourism is what drives their economy. 

I really don't understand why towns are doing this....Especially towns that thrive on tourism.
