I cannot comment is $100-120 is high as I do not know your market, and I do not know size of unit, bed counts, etc. 

Yes, it is just $1,200 per unit but if you have 250 units, it is a $300,000 difference per year.

Say a "partner" comes in and it's say the unit is set, rent stabilized with a 3yr term.
