In most cases, as long as you have strong explanations about it, lenders would not weigh their consideration so much on the beacon score.

I did include an explanation as to why, that I was buying direct and that way there wouldn't be realtor commissions being paid.

The only explanation I can think of is that he's trying to sell the property at a huge discount to get somebody to jump on it, pocket the cash from the sale, and disappear before the bank catches up with him.

You are talking about their home, not a house.Without going into hours of detailed explanations on the matter, I might just offer you this advice...Approach any homeowner from an emotional standpoint, rather than a business one.Logic is not something high on their priority list right now.
