I haven't look too much into Ventura since I thought Moorpark and Simi Valley would be more attractive since they're a bit closer to San Fernando Valley and LA.

We are in a suburb outside LA (Simi Valley... it's actually in Ventura County) and it's almost exclusively families.

@Ralph Ace I believe it's classified as anything below the ground level, however when doing a CMA for example the basement is not included in the total SQFT of the home because it's not considered part of the livable space.
