Hi Nick, I've got to say without a doubt you were at the same auctions I've been going to on and off for years (more off than on, usually when I'm looking which I'm not right now, I'll simply check the Daily Reporter listings for the RARE higher $$ one and then see if its one of the minute % of them that have bids even worth bidding on and IF that all goes through, THEN I'd go but I've never found the least bit of "fun" or "excitement" there, it is boring as hell!)

Too many headaches for cash flow on paper (which is actually negative in reality) : stolen AC unit (thieves climbed a 7 ft fence), attempted break in (alarm scared intruder away), repair issues, winter weather (make sure someone turns up the heat on a vacant property).

The utility bills are negative in summer and positive in winter, ending up at around zero for the year.

We love travel (especially to warm destinations to escape Canada's cold winters).Excited to learn and connect with you all!

I've put 4000+ miles on the truck in the past two weeks (and more last winter) driving the western US and window shopping many towns and markets.

As you know, Winter is definitely your money maker, with summer being a not so close second.

In some areas, winter is a good time to buy as there are fewer sales, so you can get a better deal.

Currently, the data suggests that the next few months, with winter approaching, could indeed be challenging due to the high inventory levels.
