It's a strange balance between "don't be too afraid to make a move," and "don't make a move just to make a move."

Strangely, we do an actual evaluation of the property and expenses rather than relying on a 'rule.'

Strange, but actually good news, because if it's under pressure but not leaking, then the leak is somewhere else, possibly the shower arm connection or the spout connections were loose, and water seeped back behind the wall and traveled along pipes.

So, yes, if all of that is true, yes sir, that is a good deal no need to even think about it.That is the good news.The bad news, those numbers seem unlikely, but strange things do happen.

Remember these people are going through troubling times and don't always take kind to phantom mail or other strange contact regarding their current misfortune.

The strange thing is that it doesn't affect the 1st floor tenants drainage either.

While it is harder to get the numbers to work in our area (buy/rehab/rent/hold/rinse/repeat) than it was a few years ago, some deals are still popping up where they do work.Our area is a strange one in that we really don't have any new building to speak of due to the lack of buildable land.

But luckily and strangely enough, I had two separate guys approach me pitching their restoration services.
