It's putting a strain on the producers and giving the takers a false sense of reality. 

Honestly, the relationship my sis and I have is shaky and could be strained by working on a project together.We have to rent it out because we're losing money on the $250 HOA fee. 

I have used three different third party inspection companies since I have the electrician include passing inspection as part of their requirements, so the electrician brings in their preferred inspector.Another way to get inspector names is to check for tags / labels on the breaker panel that show who inspected it most recently, since identifying the inspection on the panel is normally part of the process.  

Well, as long as it's cashflow positive and doesn't put you under undue strain, I'd keep it.

I found a guy here in Little Rock that replaced the double panes in a window giving me some problems.

Primary for durability (oak) cause it doesnt ding and dent like soft wood,,,and 6 panel is LESS prone to fist damage/holesIf I were going to paint white maybe a 6 panel pine door would be just as effective and a little cheaper.What style of door and 'trim' is in style these days?????

It is in a very nice area where surrounding year round homes sell for 600K-1.5M.This is an A-frame 2br 2ba, non insulated single paned windows three season cabin .

Windows - Needs all new windows (I wasn't quite sure how to count them, since some are side by side, some are smaller, and some are 3 panel...I counted 25 not including the middle portion of the 3 large pane windows) $6000Foundation - Looked okayLandscaping - Remove trees and shrubs, tear down and remove shed, bring in landscaping rocks, power-wash sidewalks and driveway, remove fence in front and back, put new fence in back, new mailbox, plant new shrubs/flowers for curb appeal. ($3000)Exterior - New exterior and screen doors ($1000) Change exterior light fixtures, new shutters ($400)Interior paint/carpentry - Remove all wood paneling and add/replace sheetrock where necessary.
