While it wouldn't hurt to approach a portfolio lender, I think you'd likely have more success with a private/hard money lender since they'll be far less concerned with your employment situation.Granted, the terms aren't going to be as good, but this may be a case where you have to build up a resume before going to a bank.

Less than a year later we were being asked by everyone (tenants and owners) to resume managing, people like property managers/landlords who give a crap.And yes, it's going to cost you money, but when you get involved with the problem then it may cost a whole lot less than it was.
